Allison Nelson focuses her national practice on the representation of public and private healthcare systems in complex real estate transactions and in mergers and acquisitions. She partners with clients to construct and improve legal, business, and compliance systems to manage their U.S. healthcare real estate portfolios and navigate through real estate compliance investigations by the U.S. Office of Inspector General (OIG).

Additionally, Allison guides clients through complex commercial real estate matters, including leasing, development, and acquisitions and sales of properties in a variety of sectors including hotels and resorts, retail, multifamily, and mixed-use developments. She has experience negotiating construction and development projects, including contracts and all types of leases for both landlords and tenants, in office parks, industrial centers, retail centers, anchor locations, and distribution and warehouse space. She has served as lender's counsel in commercial real estate transactions for national lenders and as receiver's counsel for court-appointed receivers of retail, office, multi-family, and other commercial properties.

Representation of a university system in a joint venture development of a $500 million rehab hospital.

Representation of a national non-profit healthcare system in a $1.2 billion acquisition of a hospital system that included five hospital campuses and various off campus properties.

Representation of healthcare systems in acquisitions, leasing, joint-venture development, and disposition of ambulatory and urgent care centers, hospitals, MOBs, radiology and other labs, surgical centers, diagnostic facilities, senior living facilities, and retail medical space.

Representation of court-appointed receivers for distressed commercial properties in multiple foreclosure transactions.

Representation of a national institutional lender in over 30 commercial loan transactions in South Florida.

Representation of borrowers and lenders in negotiating forbearance agreements and restructuring loans for distressed properties.

Representation of a hospital repositioning a 100,000 square foot medical office building adjacent to a hospital by renegotiating leases with over 70 physician and physician group tenants, restructuring financing, and implementing new accounting and compliance protocols, ensuring the sale of the hospital campus to a university system.

Representation of national homebuilders in the development of single-family homes and master planned communities throughout Florida and Colorado.

Representation of the developer in the sale of the U.S. Olympic Headquarters building in Colorado Springs, Colorado.
