Neisen Kasdin, Miami Office Managing Partner, spoke to GlobeSt about Miami 21’s Special Area Plans (SAPs). SAP is a zoning classification that allows new uses in areas previously zoned for industrial or other defunct uses. SAPs have been responsible for some of Miami’s most successful developments, but have recently experienced strong opposition, including an effort to repeal the designation.
“[M]any SAPs have been adopted in areas that were formerly vacant, underdeveloped, or economically depressed. The SAP process allows for the development of large-scale projects that can catalyze neighborhood revitalization in those areas,” Kasdin said.
