Neisen Kasdin, managing partner of Akerman’s Miami office, spoke to the Miami Herald about the spike in rent experienced in the Miami suburb of Dadeland in Kendall County. The average rent for a one-bedroom apartment in Dadeland jumped 3.4% over the last year, making it the fifth Miami neighborhood with the highest jump in rent.

“You’re seeing the culmination of the downtown Kendall master plan that the county adopted [in 1998],” said Kasdin. “New developments were built pursuant to those changes in land use and zoning. They leveraged the area’s great access to mass transit, which is becoming increasingly important in people’s decisions about where to live so they’re not car-dependent. And pricing wise, it’s a little more favorable than downtown and Brickell.”
