Benjamin Lancaster focuses his practice on general and healthcare commercial real estate with an emphasis on development, investment, leasing, and finance. Benjamin represents developers and landlords through all stages of multi-use and industrial development, including the negotiation of purchase and sale agreements, and performing title and survey due diligence. He has represented commercial landlords and tenants in lease negotiations of all types, and counsels clients on the maintenance of long term landlord-tenant relationships.
Benjamin also focuses his practice on advising national healthcare organizations to grow and manage their real estate portfolios. He understands how healthcare laws and regulations affect real estate transactions, and assists his clients with the development of risk mitigation practices to ensure optimal business outcomes. He has substantial experience drafting and negotiating leases, subleases, and amendments, in addition to ancillary documents such as assignments, estoppels, and subordination, non-disturbance, and attornment agreements (SNDAs) with an eye toward the unique challenges associated with healthcare law. Benjamin also assists in the acquisition and disposition of leasehold interests and other real estate assets as part of corporate mergers, acquisitions, and consolidations.
