Paul Russo focuses his practice on commercial real estate matters. He has experience in multi-jurisdictional transactions involving the acquisition, sale, financing, leasing, and development of retail, office, multifamily, and industrial properties, as well as standalone data centers and data center campuses. Over the course of his career, Paul has worked on transactions with an aggregate value in excess of $5 billion. Paul co-leads Akerman’s Data Centers and Digital Infrastructure Sector Team and represents data center developers, owners, and tenants in negotiating wholesale and single-tenant data center leases, build-to-suit and powered-shell leases, campus-wide and multi-phase expansion arrangements, and leases of high-density facilities built for GPU-intensive AI workloads. These transactions turn on terms that ordinary commercial leases lack or treat as routine, including power capacity commitments and delivery schedules, termination rights tied to construction and energization milestones, expansion and ROFO/ROFR rights, and cooling and infrastructure specifications. Paul represents REITs, real estate funds, real estate joint ventures, and developers throughout the country.
