Sahar Hakakian represents investors, owners, lenders, and developers in diverse real estate matters, including joint ventures, development, acquisitions and dispositions, financing, operation, and leasing of various assets. The real estate asset types covered by Sahar’s practice range from office and industrial properties to retail centers to multi-family residential developments to hotel projects.

In addition, Sahar has substantial experience in the healthcare sector. She represents national healthcare organizations in drafting and negotiating leases, subleases, and amendments for laboratories, medical offices, build-to-suit headquarters, and hospital campuses.

Notable Work

Leasing:

Represented landlords and tenants in leasing of millions of square feet of office, industrial, and retail space across the United States.

Landlord Representation:

Represented regional and local real estate developers in connection with leasing to retailers, restaurants, and office tenants.

Opportunity Zones:

Represented private investors and operators in creating Opportunity Zone funds for deployment across numerous communities throughout the United States.

Acquisitions and Dispositions:

Represented an investor in several acquisitions and dispositions of distribution centers and office properties in North Carolina, California, Florida, Georgia, Illinois, and New York.

Portfolio Leasing and Facilities Transactions:

Represented a multinational investment bank in more than one hundred transactions serving as counsel for its northeast portfolio of nine states handling leasing and facilities matters.

Portfolio Loan Acquisition:

Represented a client as administrative agent for three banks on a $57 million loan to acquire a pharmaceutical store portfolio for twenty properties across the country.

Senior Secured Loan:

Represented a client in closing a $300 million senior secured loan encumbered by sixteen industrial projects and distribution centers in five states.

Mortgage Loan:

Represented a client in the origination of a $242 million mortgage loan encumbering the leased fee interest in 195 Broadway, New York, New York.

Equity Recapitalization:

Represented client in the recapitalization of the equity of a New York City hotel, including the buyout of existing minority partner and admission of new minority partner, new hotel management agreement, and related transactions.
